What is Modular Construction?
Modular construction is a building system in which the majority of a building is prefabricated in a factory, transported to the construction site and assembled there. This method is also commonly known as ‘pre-manufactured’ or ‘prefabricated’ construction. These modules include items such as fully equipped rooms, walls, floors, electrical installations. The modules are transported to the construction site and assembled together, and the completion of the building is carried out quickly.
Advantages of Modular Construction
- Time Saving: Since modular buildings are manufactured in the factory, both site preparations and building production can be carried out at the same time. This saves 30-50% of time compared to traditional construction methods.
- Cost Effectiveness: Mass production and the use of less labour force reduce costs. In addition, labour costs are also reduced by shortening the construction period.
- Environmentally Friendly: Modular construction reduces the amount of waste and consumes less energy. Since production is carried out in a controlled environment in the factory, construction waste and energy consumption are at a minimum level.
- Flexibility and Portability: Modular structures can be easily dismantled and moved to another location. This feature provides a great advantage in projects that require temporary or quick solutions.
Future of Modular Construction
Today, modular construction is used in many different areas from residences to hospitals, from office buildings to hotels. It is predicted that these structures will become more widespread with the advancement of technology. Both the sustainable building solutions and the advantages it offers in terms of cost and time will make modular construction an indispensable building technology of the future.
